The Listing Advantage Packet | Avenue 510

The packet you bring to the listing appointment.

Sellers pick between agents who all describe a marketing plan out loud. A Listing Advantage Packet is that plan, built for their house, on pages they can hold and read. It shows what you would do with the property instead of asking them to picture it.

What a Listing Advantage Packet is

Two pages, each with a fixed shape.

Five steps, and you already have most of what it needs.

The Packet is the artifact. The Method is how you use it.

Questions about the Packet

Build a packet for the next house you go after.

A Listing Advantage Packet is a set of seller-facing pages Avenue 510 builds for one specific listing before the appointment. It contains a Seller Presentation Page, which shows the seller how you would position, price, photograph, and market their home, and a Property Showcase Page, which presents the property to buyers. You present it in person or send the link.

Every packet is built for one address, and it is built on work you have already done. You choose the photos it uses and can attach a finished video tour, so the packet assembles the media for that listing and adds the positioning, the visual strategy, the objections, and the content plan around it.

What is a Listing Advantage Packet?

It is a set of seller-facing pages Avenue 510 builds for one specific listing, before your appointment. You get a Seller Presentation Page, which shows the seller how you would position, photograph, and market their home, and a Property Showcase Page, which presents the property to buyers. You walk the seller through it in person or send them the link.

How is the Packet different from the Listing Advantage Method?

The Method is the approach: research the property and the seller, prepare the assets, present them at the appointment, and then use the listing to create content that helps future sellers see how you work. The Packet is the artifact the Method asks you to bring. You can follow the Method by hand without Avenue 510. The Packet is the part Avenue builds for you.

Do I need an active listing to build one?

No. A packet is built before the listing is yours, which is the point. You add the property, choose the photos you have, and Avenue builds the plan you present at the appointment.

Can I edit what it generates?

Yes. Every section is editable, one at a time, and your edits are kept when you regenerate the rest. Your name, brokerage, license number, phone, email, and website can be set per packet without changing your account profile.

Can I send it to a seller before the appointment?

Yes. Publishing either page gives you a branded share link you can send ahead of the meeting or leave behind after it. The Seller Presentation Page and the Property Showcase Page publish separately, so you can share one without the other.

What does a packet cost?

3 credits per packet, drawn from the same credit pool as video tours and photo edits, on any paid plan. Editing a section afterwards is free.
